What we get called for most

Rodents lead, and the pattern is seasonal — as the rain sets in through September and October, rats and mice move from the greenbelts and farmland into crawlspaces, wall voids and attics. The rain is the trigger rather than the date, and the office that forecasts it for this county is the National Weather Service in Seattle. Carpenter and moisture ants come next, concentrated in the older housing stock. Giant house spiders arrive indoors through the autumn wandering season, roughly August to October, and are almost always harmless despite their size. Wasps and hornets peak in late summer when colonies are at their largest. If we think the honest answer is that you do not need us, we will say so. That happens more often than you would expect — a single large spider in October is a seasonal wanderer, not an infestation, and a handful of ants on a counter in April is usually a scout trail that a change in housekeeping will end.

The visit itself usually has to be arranged by whoever is responsible for the building, because most of what we would recommend is work on the structure rather than in your unit.
